Anyone refinance a mortgage?[views:2110][posts:24]______________________________________ [Nov 4,2010 11:09am - the_reverend ""] I've got a 5.85 fixed 30-year and I'm thinking about trying to get it down in the 3's and 4's. Anyone else do something like this? I'm with Bank of America. |

I don't remember the first one, but: AMERICA'S SEVICING COMPANY US BANK HOME MORTGAGE BAC Home Lons Servicing, LP |

We are dumping extra principle down every month though and are looking to pay the thing off way early. We looked at a refi, but it didn't seem worth it for our goals. If you are trying to free up some cash every month, then it might be worth investigating. |
______________________________________ [Nov 4,2010 11:47am - the_reverend ""] with daycare and everything, I have something like -$200 each month right now... and health care is going up $50-$100 a month so I'm looking to save month each month. |
__________________________________________ [Nov 4,2010 11:57am - largefreakatzero ""] Yes, then I would look into a refi. I sure don't envy you poor fuckers with kids... |
______________________________________ [Nov 4,2010 12:11pm - the_reverend ""] yeah, daycare = 2 iPads a month. I've been a big advocate of crating with the dogs, but then I'd be afraid of him macheting me in my sleep years down the road. |
______________________________________ [Nov 4,2010 12:11pm - the_reverend ""] btw: in canada, daycare is $7/day. FUCK YOU CANADA. |

______________________________________ [Nov 4,2010 12:18pm - the_reverend ""] more like 60% |
______________________________________ [Nov 4,2010 12:39pm - the_reverend ""] ok, i just signed up to look at my mortgage on BoA's site and i got this email Your temporary passcode will be mailed to your account address within 5 - 7 business days. it's like the internet at snail mail speeds! |

_______________________________________ [Nov 6,2010 10:11am - timtirpation ""] rev, we just refinanced from a 30year @ 6.25 to 15yr @ 3.85 (fixed) I forget the name of the company, but I can check into it. We also did a lot of work to the house in the past 4 years though, so when we had it appraised for the refi, it was worth a lot more than what it originally would have appriased at had we done nothing. We sunk about 40k into, so it def helped a shit ton. |
_________________________________ [Nov 6,2010 3:21pm - tylor69 ""] www.embracehomeloans.com i work there and they have an A+ rating with the BBB. if your debt-to-income is below 50%, you should be able to qualify for a refi. most rates i see are between 4 and 4.5 - i don't know the nuts and bolts cause i'm not an underwriter (and i'm not really interested). 800 333 3004 is their number |
_________________________________ [Nov 6,2010 3:27pm - tylor69 ""] and when they say the appraisal fee ($375) is the only up-front charge, they aren't lying. all other charges are rolled into the settlement so you walk away with limited cash (up to $500 for FHA and $2000 for conventional), or max cash out if that's what youre looking for |
______________________________________ [Nov 12,2010 1:24pm - the_reverend ""] citizens bank offered 4.125% with about $2K in closing costs. that would pay for itself in 10 months. wow... |
_____________________________________ [Jun 7,2011 4:31pm - the_reverend ""] Ok, 3.75% with negative points to close (-.0125 or something like that) |
___________________________________ [Jun 7,2011 4:43pm - eyeroller ""] That Citizens deal rules. Cheap day care: [img] |
__________________________________ [Jun 7,2011 4:45pm - narkybark ""] I should start looking into this too. The fact that I pay more in interest a month than I used to pay total in rent makes me ill. |
